Land & Construction Loans: Financing Land Acquisition and Building

Building your own home or acquiring land requires specialized financing. Learn the differences between lot loans, construction loans, and construction-to-permanent loans.

Building your own home is one of the most rewarding wealth-building strategies available. You control the location, design, materials, and cost basis, often ending up with 20-30% instant equity compared to buying an existing home. But the financing is fundamentally different from a standard purchase mortgage.

Lot loans finance the purchase of vacant land without an immediate build plan. These are the hardest to qualify for — expect 20-50% down, shorter terms (10-15 years), and higher interest rates (6-10%). Seller financing is often more flexible.

Construction loans finance the building process as short-term loans (12-18 months) disbursing funds in draws. Qualification: minimum 680 FICO (700+ preferred), 20-25% down, detailed plans and fixed-price contract from a licensed general contractor, and financial reserves.

Construction-to-permanent loans combine both phases into a single closing — you apply once, lock your rate once, pay one set of closing costs. FHA and VA construction-to-permanent options exist with 3.5% down and 0% down respectively.
