After 30-45 days of underwriting, you're finally headed to the closing table. This is when most buyers let their guard down — they're excited and exhausted. And that's exactly when surprises surface: unexpected fees, missing credits, last-minute title issues. The closing table is not a formality — it's the final negotiation.
The final walk-through is your last chance to verify the property's condition. Schedule it 24-48 hours before closing. Bring your inspection report and a checklist. Test every appliance, faucet, toilet, window, and outlet. Any discrepancy gives you the right to delay closing or negotiate a credit.
The Closing Disclosure (CD) is your most important document. Arriving at least 3 business days before closing, compare it line by line with the original Loan Estimate. Lender fees must match exactly. Third-party services can increase up to 10%. Don't accept unexplained fee increases.
