Investment Property Financing: Multi-Unit and Rental Property Strategies

Real estate investing builds wealth — but financing investment properties requires different strategies than primary residences. Learn multi-unit, rental, and portfolio financing approaches.

Real estate is the foundation of more millionaire portfolios than any other asset class. It offers cash flow, appreciation, tax advantages, and leverage in a single asset. But financing investment properties is fundamentally different from financing your primary residence.

The down payment landscape starts at 15% for single-family rentals, but 25% is far more common. For 2-4 unit properties, 25% down is standard. Multi-unit properties (2-4 units) are the sweet spot for beginning investors — you can use FHA financing with 3.5% down if you live in one unit (house-hacking).

Rental income calculation is the key to qualifying. Lenders count 75% of documented rental income against your DTI. If your existing rentals generate $24,000/year, $18,000 counts as qualifying income. But negative cash-flowing properties increase your DTI.

Reserve requirements are substantial: 6 months of PITI in reserves for each investment property owned, plus 2 months for your primary residence. Building reserves is often the bottleneck preventing investors from scaling.
