Conventional Mortgage Qualification: Freddie Mac and Fannie Mae Standards

Conventional loans offer lower mortgage insurance costs and better rates than FHA — but the qualification bar is higher. Master Fannie Mae and Freddie Mac's underwriting standards.

Conventional mortgages offer significant advantages over FHA loans: lower mortgage insurance premiums that automatically cancel at 78% loan-to-value, potentially lower interest rates for excellent credit, and more flexibility on property types. The trade-off is a higher qualification bar: minimum 620 FICO and stricter DTI limits.
